Multi-unit and commercial dryer vent cleaning in Palm Beach County

The short answer

We clean dryer vents across whole buildings and communities: condo associations, HOAs, apartment owners, property managers, and businesses that run dryers every day. This work is always quoted after a site visit, because no two buildings vent the same way. Every unit gets its airflow measured and its own written report.

Who this is for

  • Condominium associations and their managers
  • HOAs with townhouse or villa communities
  • Owners of apartment buildings and rental homes
  • Senior and assisted living communities
  • Businesses that run dryers every day, from salons to gyms

If you own or rent a single condo unit, you do not need a site visit. Book it online at the residential rate plus the condo and high-rise surcharge.

Why a building needs a schedule

In a building, one neglected vent is everyone's problem. A unit with a packed duct runs its dryer longer and hotter, and where units share a shaft, its lint adds to the load on everyone else's. Residents rarely know when their vent was last cleaned, and a new tenant or buyer almost never asks. A cleaning on a set schedule, with a report for every unit, turns that unknown into a record the board or the owner can point to.

Once a year suits most homes. Units that run several loads a day, or long runs with many bends, can need it more often. We help you set the interval at the site visit, and the reports show whether it is working.

Quoted after a site visit

Commercial and multi-unit work is never priced off a list. A tower with a shared shaft, a row of townhouses with roof runs, and a business with commercial dryers are three different jobs. So we visit first, look at how the vents run and how we reach them, count the units, and then quote the whole job.

  1. Request a quote

Tell us the property, the number of units, and how to reach the manager.

  2. We visit the site

We look at the vent runs, the roof or wall terminations, and access.

  3. You get a written quote

One price for the job, what it covers, and how we schedule it around residents or customers.

  4. We clean and report

Unit by unit, with the airflow measured before and after and a report for each one.

What we look at on a site visit

A site visit is short, and it is what makes the quote accurate. We walk the property with you or your maintenance lead and note:

  • How each unit's dryer vents: through a wall, up to the roof, or into a shared shaft
  • How we reach the exterior terminations, and whether roof access or a lift is needed
  • How many units there are, and any with known problems or complaints
  • Parking, check-in and working hours, so the schedule fits your residents or customers

You get the written quote after the visit, with what it covers and what it does not. If we see a vent that should not wait, packed with lint or blocked at the cap, we tell you on the spot rather than in the quote.

What a property manager gets

  • A report per unit. The airflow before and after, and what we found, so your maintenance log has a record for every unit.
  • One invoice. One invoice for the job, not one per resident.
  • Your order of work. We work through the units in the order you set, around the times you give us.
  • Findings you can act on. Crushed ducts, missing caps and blocked terminations are listed unit by unit, so you can have them repaired.

We clean and inspect. We do not repair or reroute ducts. When a duct needs work, the report says where and why.

Questions about commercial work

Why can't you give a price over the phone?

Because the job depends on the property: how many units, how the vents run, and how we reach the roof or the exterior. A site visit lets us quote the whole job once, with no surprises later.

Do you clean shared dryer exhaust shafts?

We clean each unit's duct. A building's shared shaft and roof fan are a different job. Tell us about the system when you request a quote, and we will say plainly what we can take on.

Can you work while residents are home?

Yes. Each unit takes about 45 minutes, and we go in the order you set.

Which areas do you cover?

Palm Beach County, from Boca Raton and Delray Beach up to West Palm Beach and Wellington.
