Dryer vent cleaning for Highland Beach condos

The short answer

Almost every home in Highland Beach is a condo, so we focus on what matters in a tower: the duct from your dryer to the building's connection. We clean it for one flat rate, measure the airflow before and after, and work to your building's rules.

A town of condo towers

In Highland Beach, 83.5% of homes are in buildings of 20 or more units (Census Bureau, 2020-2024). That shapes how a dryer vents.

Many high-rise towers carry every unit's dryer exhaust into a shared shaft that the building maintains, built to the state mechanical code (Florida Building Code, Mechanical, 504.11). The part you control is your own run: the flexible duct behind the dryer and the section inside your wall. Lint there slows your dryer however well the shaft is kept, and that is the run we clean.

Working in your building

Most buildings ask contractors to sign in, show insurance or use the service elevator at set hours. Tell us the rules when you book and we will work to them. We are fully insured, and the owner does the work.

Anything we see at the building's connection goes in your report, so you can pass it to management.

Back for the season?

Many owners spend only part of the year here. A unit closed for months can come back to a slow dryer, so run one small load first, or book a cleaning for the week you arrive. Our back-for-the-season checklist covers the rest.

What condo dryer vent cleaning includes

Airflow measured at your outlet before we start and again when we finish. Your run cleaned from the dryer connection to the building, with the lint trap housing and dryer port cleared. A written report with both readings. About 45 minutes once we are in the unit, and one flat rate plus the standard condo surcharge, shown before you book.

Signs your unit vent needs cleaning

In a condo, the signs are easy to blame on the dryer: a towel load that takes two cycles, clothes that come out warm but damp, a laundry closet that gets hot and humid, or a smell of hot lint in the hallway.

Before you replace the machine, have the vent cleaned. The short run from your dryer to the wall is where lint in a condo tends to collect, especially in the flexible duct behind the dryer, which gets crushed every time the dryer is pushed back into a tight closet.

If the flexible duct is crushed, too long or the wrong kind, we can replace it with a listed transition duct on the same visit, an extra shown with our prices.

Book in Highland Beach

Book online or call (561) 933-8811. Association managers looking after several units can request a quote for the building.

Highland Beach is just up A1A from our base in Boca Raton. When you book, mention your building's name and any access rules in the notes, and pick a window that fits the hours your building allows contractors. We text you when we are on the way, and we come to your unit ready to work around the building, not the other way round.

Questions

Do you clean the shared dryer shaft in my building?

We clean your unit's duct to the shaft connection. The shared shaft is a building system the association maintains, and we note anything we see at the connection in your report.

How much does condo dryer vent cleaning cost in Highland Beach?

The same flat rate as everywhere we work, plus the condo and high-rise surcharge. Both are listed on this page and shown before you book.

Can you work around my building's contractor rules?

Yes. Tell us the rules when you book and we arrange the visit to fit them.

Can you clean my vent before I arrive for the season?

Someone needs to let us in, so most owners book for the week they arrive. A building manager or a neighbor with a key works too.
