The service

We clean the whole dryer duct, from the connection behind the dryer to the outlet outside, and clear the lint trap housing and the exhaust port on the dryer. Before we start and after we finish, we measure the airflow at the outlet, so you can see the change.

The visit takes about 45 minutes for most homes, and you get a written report with both readings and anything worth knowing about your vent.

From downtown apartment towers to older neighborhoods

Downtown has grown fast: the city's Downtown Master Plan counts over 9,000 residential units there today, against approximately 1,000 when the original plan was adopted in December 1995.

In an apartment or condo tower, the duct inside the unit is short and ends at the building's outlet or shaft. In the older neighborhoods, the dryer often arrived long after the house did, and the vent goes through a floor, a closet or a converted porch. We handle both, and the report tells you where your run stands.

For landlords and property managers

About half the homes in the city are rented, so many dryer vents here are a landlord's job. A cleaning with before and after readings gives you a dated record for each unit, and tenants get dryers that work.

Several units or a whole building? Request a quote for the group, and each unit still gets its own report.

Signs a vent needs cleaning

Tenants usually notice first: towels that need two cycles, a hot dryer top, a laundry closet that fogs up, or a musty smell. A slow dryer is often a clogged vent rather than a broken dryer, so clean the vent before replacing the machine.

It also matters for safety. Failure to clean is the leading factor in home dryer fires, according to the National Fire Protection Association.

Which visit to book

For most homes and rentals, Basic is enough: the whole vent cleaned, the exterior cap and the dryer port cleared, airflow measured before and after, and the written report.

Premium is worth it when the dryer itself is the question. We open it up and clean the bottom pan and the area around the motor, where lint builds up past the trap, and we do a dryer vent inspection with a camera through the full run so you can see inside the duct. It suits a landlord turning over a unit, because it answers both questions at once: is the vent clear, and is the dryer worth keeping.

Both are flat rates shown before you book.
